Comparative Market Analysis: using the information, experience and tools at my disposal to assess your home, and similar homes on the market to arrive at a number (price) that reflects what the market says your home should be worth today.

Property Preparation Advice: Experienced advice on how to best prepare your home for sale. This may be in the form of a checklist, specific items that impact your home and the things that you can do to maximize your return, or referral to a professional staging service that will turn things around in short order. In any event, assistance in getting your home ready to achieve it's maximum value in the market.

Property Marketing Service: The bulk of the reason to engage a realtor is the work involved in marketing your home. This ranges from creating the MLS listing document, preparing sale flyers, erecting a lawn sign and neighbourhood signage, as well as paid advertising in local media to publicize the sale of your property. In addition, the work of marketing to other realtors is quite significant. Other realtors have access to the largest pool of qualified buyers in the market and as such, much effort goes into making sure other realtors are made aware of your property. This effort is realized in the form of open house showings and arranged showings, which are all co-ordinated by the realtor to meet your schedule and other lifestyle needs. This service is maintained for up to six months or until your property is sold.

Offer Negotiation Service: With the highly personal and intense nature of negotiating the sale of such an expensive asset, it is usually best left to professionals who can discuss the particulars in clear terms that lead to solid results. This process can be stressful for the inexperienced participant and is just one of the ways a professional realtor brings significant value to the process.

Sale-closing Service: Once a price has been agreed upon, an offer accepted, there is still a number of processes to complete before your home is sold. Helping you navigate those waters with a minimum of hassle is a part of the service of the realtor. In some cases this involves referral to another professional, or direction to source a particular professional that you are comfortable with to complete a part of the process. On possession day: handing keys over, reviewing home for irregularities, ensuring clients are satisfied, organizing elevators with strata, etc. In the end, you should have a safe, legal sale or purchase of your home with no problems.

Moving Service: In cases where it can be of assistance, I offer my clients moving boxes and the use of a 20-foot enclosed cargo trailer and truck to help them with their move to a new home - totally free of charge! This can be a savings of thousands of dollars to clients inclined to handle their own move.

Follow-up Service: To ensure your satisfaction is complete, I will follow up and keep in touch periodically to see if there is any other service I might be able to offer to help with your real estate needs. This can be in the nature of referral to a mortgage broker at re-negotiation time, or other professional services you might need that I may have access to and which might be of assistance.
